Duties:
Responsible for tenant relations, marketing and budget control for assets in portfolio. • Apartment managers implement strategies to attract tenants and keeping renters from moving by launching promotions and showing vacancies to potential tenants, offering move-in specials and developing apartment-community programs. • Managers collect rent, handle delinquent accounts, oversee submission of invoices and oversight of bill pay for the apartment complex. • Audit apartment files quarterly (4 times a year) • Supervise and train personnel and are responsible for conducting training sessions for all personnel and maintenance staff. Supervisors also have to adhere to the companys policies and regulations and expect personnel and staff to obey those policies as well. • Managers have to solve many problems, including handling unexpected situations around the apartment complex, responding to tenants complains and concerns, inspecting vacant apartments, working with maintenance regarding apartment repairs, and carrying out procedures for renters evictions. All responses should be within 24 hours • Compile and submit all bills for property to Accounting

within 24 hours of receiving • Send out lease violations, all notices, etc. • Run late fee worksheet by lease specified dates • Send weekly notices to tenants owing balances • Knock on doors as need be in regards to collections • Run monthly Renewal Worksheet, and send letters to tenants • Responsible for office supply orders (Staples, Lowes, HD Supply, etc). • Having motivational weekly staff meetings • Record all sick/vacation time used by all employees • Addressing employee concerns • Walking property daily to ensure curb appeal and safety standards are met. • Inspecting units as needed • Handle tenant complaints as needed, within 24-hour time frame • Facilitate all Cap Ex requests (if applicable) • Check and submit payroll for staff to Regional Director per pay schedule • Check traffic cards for follow up and entered daily • Print all necessary reports as needed • Facilitate the complete of in-depth market surveys and analysis • Review and or process all rental applications, by community standards to unsure quality • Hold resident retention events throughout the year • Other duties as assigned • Must be 80% collected by the 15th. Or have property goal tracker ready with plan of improvements • Must stay within expense budget, taking into account Capital Expenditures • Hit or exceed monthly NOI goals
