JOB TITLE: Asset Manager JOB NUMBER FLSA Status: Exempt Travel Required: Yes DEPARTMENT DIVISION: Vesta Realty GROUP: Residential Property Management REPORTS TO: VP of Operations/President JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS SUMMARY The primary function of an Asset Manager is to oversee and enhance the values of the community as well as assist in all aspects of the administrative, financial, capital and operations of the assigned portfolio. Independent judgement is required to plan, prioritize, organize all capital projects and lender requirements. The Asset manager is responsible for coordinating rehabs with vendors while acting as a liaison for the onsite team, ensuring all projects established by the lender are met within the time frame required and within regulatory guidelines. The Asset Manager must be organized, detail oriented and show strong budget control throughout the duration of the projects. This position represents the property owner to onsite teams, lenders, vendors and the public. DUTIES AND RESPONSIBILITIES Responsible for masterminding, outlining and developing projects. Design the project goals and success markers, determine how success will be measured and tracked. Set deadlines, assign responsibilities, monitor and summarize progress of the project. Prepare reports for upper management regarding the status of the project. Assist the acquisition team with the takeover of new assets to ensure a smooth and successful transition into the portfolio. Establish and maintain relationships with third parties/vendors. Acts as a point expert in each market where properties are assigned, with a strong knowledge of competitive apartment communities, the development pipeline and other economic drivers that could impact asset performance. Site visits to ensure that all projects are delivered on-time, within scope and within budget. Perform other related duties as assigned.
Experience Required:
REQUIREMENTS Strong customer service orientation and managerial skills. A minimum of 5 years multifamily asset management experience required. Ideal candidates will have overseen a portfolio of multifamily communities. You should be an excellent communicator and comfortable managing multiple tasks. You also need to be a team player and have a problem-solving aptitude. Detailed understanding of the due diligence process. Ability to exercise good judgment. Good communication skills, both oral and written. Basic math skills and office and computer skills. Knowledge of, or ability to learn, advertising and marketing tactics to maximize occupancy. Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Landlord/Tenant Laws. Valid Drivers License and reliable transportation. Highly self-motivated with the ability to work effectively in a fast-paced environment.
